I would handle the day to day management of the charity including any calls from the residents.

I would deal with any repairs and liaise with contractors and maintain a record for each property of the repairs.

I would provide management accounts each month or quarter in the form of a report so that the trustees have full knowledge of any issues that have arisen in the month.

I would initially visit the site once a week to meet the residents so that I get to know the residents. Once I am satisfied that I have a full understanding of the residents and the buildings, I would then visit once a month and attend trustee and residents coffee morning so that the residents get to know me and feel free to raise any issues. If there were any emergencies then I would of course visit the premises.

I would prepare Agenda, Minutes, Administrators Report, for Trustees Meetings.

I would interview any potential residents with the trustees and undertake any references, and maintain a waiting list of potential residents.

I can if you wish set up a client bank account for the charity to handle daily expenses.

I would ensure that the charities governance is upto date and keep records so that charity complies with the Almshouse Association best practice. This will include returns to the charity commission, social housing regulator.

I would assist the Trustees in decision making and look to implement any proposals for example to deregister as a social housing provider.
